Hello All, Well what can I say, everything I heard about Dalbey on this site tells me this is a top tier scam. Here are the facts, me and my wife spent $11000.00 on this product and to date have made just over $823,000.00 in return in a little over 2 and a half years. From the outside it all sounds the same as every other infomercial and scam out there and some of them are scams to be sure. But while you people think about how this is a scam in your eyes I will be driving my Beamer to my Boat. Period. The Fact is this system does work. It took alot of work in the begining to get it started but I'll tell you what, even as we speak my wife is in Montery California at the St Regis Hotel shooting a lyfestyles film with Russ and some of the other success stories. Nothing comes easy in life we had to work for it but 2 years of work and now the notes come in by them selves we dont have to go out and call anyone anymore. 2 Years of work and I can retire at 34 years old. You do the Math. We are not in anyway affiliated with Russ or the Dalbey Institute in fact we dont even live in the United States. We are Canadians make this business work from over the border. We had friends who tried the Russ Whiteny real estate course and spent $18000.00 on it and the are now millionaires as well. This is all about the time and effort you put into it. If you want it to happen to you then I guess you get what you deserve. Oh and by the way my wife went down to this video shoot and everything was paid for including her clothes for the shoot. They even offered to have me and the kids go down there but I am to busy with the notes comming in to do it. They even paid her an additional $500.00 for food for 4 days. Any questions? If you buy his product and dont do anything about it why is this his fault or the fault of his company. How do you think it feels for his operators to be called liars and scammers all day long and then you expect them to be nice to you when you call and have issues. Anyways, the fact is we were nearly broke and did this on cc as well. The end result is a house, a car, a boat and money to cover the bills and some to invest in fact me and my wife are now starting to buy the notes not just find them and broker the deals.

I think complaining and trying to make a product look bad is just another excuse for your failuer. Nothing in this life comes easy you have to put time and be patient to get to where you want to be just like school, alot of ppl go to college for 4 years or more just to get the career or make the money they want. To be successfull you have to put alot of your sweat and effort to get to were you want to be. i dont think theres a business or person out there in this world today who got rich over night or there business blew up the next day "YOUR SUCCESS AND YOUR BUSINESS DEPENDS ON YOU" theres no one else to blame, you can make it happend not the books "YOU" of course the books that russ dalbey sells gives you the information you dont have "HE BASICALLY DID THE RESEARCH FOR YOU" now its up to you to study it and use it! The way i see it is, that, theres just to many pple out there that give up to soon, as soon as they see its getting harder or it takes time out of there play time they back off and just call the quits! we that said, hope you guys try it out and really try it dont just read and do nothing put your effort into it, SUCCESS IS HARD BUT AT THE END...OH IT FEELS GOOD! ;)

Really, truly, anything worth having in life takes a lot of work to earn; and that includes great income from home. Does the cashflow business work? YES. Can you make thousands of dollars from home, working this program just 'minutes a day'? NO. People who order this course with the mindset of just trying it out for 30 days are not in the mindset to do what it takes to really make this program work, and will lose their money. Even in the complaints section, it's pretty evident that many individuals complaining had a very short-term, quick to give up, nonsensical (with respect to how business truly works) way of thinking about this. But I guess that's who these infomercials target as a customer base.

My mind is not yet made up on Russ Dalbey and his course. I received the course in September 2007, but I am very busy in work right now and I have not had the spare time to put the course to the test yet, so I do not want to knock it, but I would like to, at least, give my view of it so far, which may not be all that flattering to Russ Dalbey. Out of those who are defending the Russ Dalbey course, it seems as if the majority have had some kind of background in real estate and are knowledgeable in the various aspects and concepts of the note business. I did see that one other successful person here took the mentoring course and had a positive experience. My problem with the course was that it really did not explain the business nor did it tie up a lot of loose ends, and it did not even give you much information at all on all of the various legal documents you have to fill out. I think there should have been one complete book just devoted to that. To be honest with you, I do think the Russ Dalbey infomercial is extremely mis-leading....His mantra of FIND EM, LIST EM AND MAKE MONEY, to me, is a far stretch of reality. First of all, from what I have been learning, finding these notes is not that easy....I used the CD Finding Notes Easy, which I thought was pretty good....And I visited many of the listings for my state, but I did not find one real estate transaction where a bank or lending institution was not involved....So, I realized that finding these person to person notes was going to be a lot harder than Russ leads you to believe....I have recently found sites online that sell notes and will check them out as soon as I have the time. And, the third part of his mantra MAKE MONEY....Well, thats the hardest part of all and that is what was not really explained well at all in his course. When I first saw the infomercial, I got the impression that in exchange for listing notes, I would get like a finders fee...I sounded unique and fairly uncomplicated, but then I discovered that this was more like a real estate transaction and I had to get involved in filling out forms and checking the legal issues and being involved in closings etc....This is a LOT of work and the Winning in the Cash Flow course barely touches upon this crucial aspect at all. I will admit that the discussion groups on the ANN website are phenomenal and most of the people are there are extremely knowledgable and very helpful. To be honest with you, I learned a thousand times more in the ANN discussion groups than I did from the Russ Dalbey course. I ordered the course online and I also got the website (which is a joke....I have only received 25 hits in about 3 months)....But, either way.....I have only invested about $200, so even if the course just sits and collects dust on the shelf, I am not out that much. I have bought several infomercial courses....Most of which were only $40 plus S&H, and I know you only get what you pay for, but I figure if I just get one good brainstorm from the information, then it was well worth the $40. The Winning in the Cash Flow course was about 3 times more expensive than the other courses and, so far, I have not gotten any brainstorms yet from Russ Dalbey. I was contacted shortly after I received the course and was told about the mentoring program, but I never even discussed prices with the reps I talked with...It was only when I came on this site that I learned it ranged from $5000 to $15,000!!!! I will admit that the the two different women who contacted me were very friendly and seemed genuinely interested in my progress and we talked about a lot of things. When I learned that neither of the women had taken the course, that seemed kind of strange to me....But, it was a pleasant experience speaking with them and in the end when I told them I was not interested they politely wished me good luck and said good bye. I would not invest any more money in Russ Dalbey...If I were going to spend that kind of money, I would think about taking some night classes in college on the subject. For about $1000 a semester, I could take 3 real estate courses at the county college, which would be six full hours a week, or 72 hours a semester. The Russ Dalbey mentoring program cost anywhere from 5 to 15 times that much and, from what I hear, Russ only offers 10 one half hour classes over the phone.....Do the math. Anyway....That is my 2 cents....I will post again when I seriously get into the course. Best of luck to everyone.

I recently recieved the program and it is a really wonderful foundation to get started in the business. Just to give you an idea of my background I have worked in advertising and marketing ofr 10 years, as well as personal real estate investing for 5, and to top everything off I am a mortgage broker. So needless to say I have aquired an execellent iunderstangin of the industry along with TOP NOTCH SELLING ability. When I first read his program i realized why the everage person would fail. There are many, many reasons they would. But I MUST SAY RUSS MAKES THIS VERY EASY for anyone with the desire and dedication to be sucessful. EVERYONE who blames this program or reports it as a scam must first look in the mirror and blame themselves for thinking they would be an "OVERNIGHT SUCESS" it takes so much more then just reading his intro program. Now i am not even saying to buy all his additional services, I MOST LIKELY WILL NOT , I do not need to because of my exspansive knowledge. But for some one to think they dont need mentoring when they have never done anything close to selling, let alone worked in the realestate industry is a JOKE, and should continue on their search for the easy dollar. Pssst,,, a little secret i'll share incase you didnt know. THERE IS NO SUCH THING. all in all i just want to say for all those who complain, your never going to go anywhere ever with that attitude, and you certainly would never be sucessful working and running your own business. so find a 9-5 stick with it and let the rest of us who know what we are doing generate the wealth. FOR ALL THOSE WHO ARE SERIOUS with experience or WITHOUT EXPERIENCE STICK with it! MY MORTGAGE KNOWLEDGE/EXPERIENCE SEES THIS AS A WONDERFUL OPPURTUNITY, AND IT WILL BE EVEN GREATER WITH THE EVER TIGHTENING LENDING INDUSTRY... O.K. check this out... I bought the website for $399.00. And that is all I bought from him.... Nothing else. All I have to do is advertise about people who want to sell their notes and they go on my site and post it. Nothing hard I didn't even need any help from them or buy any else from them that would guarateed visitor or any of that. I was just on my own. I make good money but not a millionaire. Easy as this I got the website and advertise. That's all. Good luck to you though.

I guess you could say i'm in the middle on this one. I bought Dalby's program and went through all the sales pitches that every one else went through and still get all the e-mail offers but i will admit i have never been charged anything more than the $97.00 i was quoted and i did get a free web site. There is indeed enough information to get yourself started in this very lucrative business, and i say lucrative because i am currently working on three notes worth nearly $200,000,000.00 however, it is deffinatley not as easy as Dalby claims. Unless your Paris Hilton any millionaire will tell you they got their riches through hard work and a complete understanding of their chosen profession. Even my Brother, the lead guitarist of one of the hottest rock bands today took nearly 25 yrs to become an overnight success. There is indeed a little deception in Dalby's advertising as i myself have found out. But as any millionaire will tell you it does indeed take money to make money. It also takes a lot of hard work and understanding. Dalby provided me with the web site that he claimed he would but it's my responsibility to keep it up front where it will be seen and that takes money. I also took the time to talk to other note brokers and investors and have met some very helpful people that have gone out of their way to help me become successful. Would I pay Dalby $10,000.00 for his Super Duper top of the line Program. NO!! Not after the way some of my phone conversations have gone with his people. They won't give you the time of day without a check for 2 or 3 thousand dollars, but at the same time I wouldn't be where i am now without the Dalby Program. It is and will be what you make of it. Does it work? Yes if you work at it, but if you just expected to pay someone 1 or 2 hundred dollars and BOOM your a millionaire Dream On!! Like my mentor (and deffinatley not a Dalby associate) says "Of course it's hard work but it's better than digging ditches"

First of all my story is not a bad one. It does not follow pursuit of the rest of these folks who have had no luck. I have actually brokered notes and bought notes from the Dalbey website. Many reasons you folks are not succeding is because you give up to soon. Selling notes is a business that you have to acquire the skills to make it work. You have to understand what a note is and how valuable it is. If you cannot get your figures correct or your details of the note you have for sale is not accurate then how do you expect anyone to buy it from you? I can point out at least 10 people who are in this business and are making a ton of money!!! One is in Texas, 1 in California, around 5 here in Oklahoma, Michigan, and South Carolina. Secondly you have to find your network of good note buyers and then work with them. There are some excellent companies out there. when I personally create notes on properties I own and sell I do not post it on ANN but I go directly to other investors that might want to cash me out. Folks it is all about what you have for ssle. It is not a game of luck or chance and it does take work and some development of skills in this industry. Overall it is a good way to bring in money and it is a legitimate way to do it. I have been in the note and Real Estate industry for many years. selling notes has been going on since there were mortgages! They use to be traded from bank to bank only but now with all the FSBO's we have an open market of notes that anyone can buy or sell. I have not bought Russ Dalbeys course as my skills came with my years of experience. I do however know several folks that got started using Russ Dalbey curriculum and I can honestly say that they are doing very well. a friend of mine close 15 notes in just 4 months time. The other friend in Texas has closed 3 in six months but has found a lot of business notes to sell in the process. Hey the opportunity is there but it will not just work for you. Try working it!!!! Just like college a book will not teach you all you need to know. So why dont you pick up the phone and quiz a few investors on what is hot and what is not. They will share their criteria with you and you can select notes that fit their criteria. Those of you who are winning and complaining it is not working!!! Please work the program!! I have seen folks do it and it is obvious to me that it must contain some very good info as these folks are selling notes like a pro. I can honestly testify to this!!! Please folks read up and then go out and ask questions. Learn how this all works. It does take time but those dedicated in doing something good and right will make the time to gather all the facts. I am not promoting the Dalbey course but I am telling yo what I know and what i have seen first hand. I have nothing to gain from giving you this info. Thanks and Good luck to everyone!

As someone who explores all types of products, this one is great and offers a lot of opportunity. I own a mortgage brokerage and have an understanding of what it really takes to make this type of business successful. If someone thinks they are going to buy a kit, open it up, read a little, and make a ton of cash...sorry, you have the wrong program. Keep looking for the pot of gold at the end of the rainbow. But, for soomeone who wants to understand the industry, and really work to make money, then this type of income can far exceed your wildest dreams. I was a broke brewer (maker of beer) 7 years ago. Then I discovered this wondeful world of real estate finance. I own my business and a lot of peopple who work for me make more money that they ever thought possible. I say this because every one of them work hard at the new strategies that the ever changin market demands. I don't remember Russ saying it was automatic or super easy. Anyone who thinks that was the case wished they heard "be lazy and get rich". Like any business, if you want to start one, it costs money and it takes time and dedication. Anything less is a farse! I find it funny when people spend more time compaining about a programthey bought than they actually spent trying to make it work. Best wishes of riches to all. GP

It's not a scam cuz u don't even need this program to make this cash flow work, but it does help if you don't know what your doing. I highly recommend it for everybody with a brain who knows how to read....

I can't believe all of the comments I have been reading. I keep thinking you must be talking about a different course. I am totally impressed with Winning In The cash Flow Business. I bought it off the TV because I lost my job at Ford and took voluntary retirement. I needed money bad and I thought it might be a good investment. I closed a deal my first week and then five more since then. I’ve made thousands, much more than I ever made at the plant. It’s so easy. Russ Dalbey is a certifiable genius for writing this course. I think it’s great that regular people have a chance to make good money for once. I worked hard for thirty years and my pension doesn’t cover everything so I needed more money and this is the way to do it. I think anyone can be successful doing this because it’s so easy. Russ has three steps in his course which are Find Em List Em and Make Money. At first it was hard to understand the first part because that’s the main thing you have to do, the other two parts are easy! But I called up a girl called Kelly at their office and she put me right. She is really helpful and told me how to Find Em, so I took her words and made it happen myself. I did not have money to spare to invest in real estate but this is not investing like most of us think about it. Its no money down and no risk. That is the best thing, you can make money even if you don’t have money to spare. Now I am getting my wife involved too, she used to work in [] but if she does this she will make more money. I wish you could have benefits from doing this but you cannot, but her benefits aren’t very good anyway. I would recommend this course to everyone who wants to make extra money, it is easy and you will like what you are doing.

every one a complainant about russ well i might be one of them but I know that there are notes out there millons of them its just you need to stand out so the person who i holding it will call you and cut a deal and i have not started mine yet but i re-read my info over and over untill i understand every thing its like taking a spelling test in school you don't look at the words once and think you can pass the test you go over them a few times untill you know it. this is the same thing read and re-read untill you can do it in you sleep. hope this helps someone

Wow I am very surprised at reading these post. I purchased the cash flow program and have nothing but great things to say. It does take a lot of work, but it has worked great for me. I have been doing it for over a year and I have made just over 75,000 dollars. I did join the winners circle but the investment has more than paid for itself. I am very shocked at all of these responses, maybe I got lucky but I worked hard and used all of the tools that the program gave me.

I do loans and I know all about the note business........These people that say this product is a scam are very ignorant for the simple reason its not a scam its real estate.... Russ did not make this up all he did was put information together that was already there and sell it (thats business). Its not a scam because you don't even need his product to do this, you can very much so do this on your own its real esate. NOtes are any promise to pay: car notes mortgage payments seller carry backs just get people to sell them and find investors that want to buy them. fannie mae and freddie mac do it all day long.
