The Dalbey Institute is Great! I bought the books and cds and the dvd and read all their online articles and said to myself I am going to be the best in the business! and a few months later I closed my first deal for 1560.00! But the other broker who I thought was a buyer made even more! He made a whopping 11,500! and it was only a 90,000 note with a pretty good loan to value ratio. I read the books and re-read the books and it is PACKED with awesome info that I missed the first time. Any one who complains and says that the system doesn't work just doesn't believe in them selves and thinks they're the victims! No, your self esteem is the victim. Do not say that it doesn't work. Look in the mirror and say: I don't work you need to understand the whole process and how to do an outstanding job at it. Then you'll make money. It's worth the hard work. Are you up for it?

My husband lost his job and saw this infomercial on TV and thought he would give it a try for the small investment of $39.95 on 6/30/08. When he called to order the information we got a sales pitch and he ended up spending $395.00. Now he has purchased the Protege program for an additional $3400. I find it strange that as I read the complaints about this company how the prices change so drastically for the products offered. Now they want us to purchase the Master Millionaires program for an additional $4600. I managed to talk him out of it. I am going to request a full refund of our money and if we can't get it back, then I will file a lawsuit against the company.

I bought the program in 2005 and I have not earned anything. All notes are either rejected or somehow sabotaged with wrong information. I am actively looking for a class action to come out of this. anyone who knows anything or finds a class action suite is in the works please post it in this blog.There aren't many sites discussing this scam and he needs to be taken down, one way or another. They even have ways of contacting the sellers even if you don't provide tell all information. everyone here has been preyed on and he's still on tv,3:30 this morning. He's gotta go!

Purchased the program in 2005 for $395.00. Needed to make extra money for medical reasons. The program was full of charts and figures but not vey clear as to how to start except for a few suggestions. Was contacted by severak of his employees ewgarding a website , which was supposed tobe free. The cost was for the information that was to appear on it. His right hand man "Andrew", forgot his last name called me with the exiting news that Russ was offering a very special program, "The Protege Program". Supposedly intended to help people like me. It cost me $1,200 which I put in a credit card. Russ bombarded me withe-mails on a daily basis which was to teach me the program. Tha was when I realized the mistake I had made. Asked for my money back and never got an answer. To date, I still receive his invitations to go and spend time in his office and give me notes worth $5,000.+ for free. Please let me know if there is a class action suit against him. I will join in a heart beat.

I have not received any money on my investment and I have spent over $4,000. Anyone interested in purchasing this Scam beware. This company should be made to pay.

This takes way more time and money than RD promises. All his information and business guide can be found for free on the internet. RD and others like him are trying to monopolize the market and get rich on your hard work and marketing. His infomercial is very misleading to the point of lies. Be wary.

I am ashamed to admit to all of you that I was ripped off $6000 by this bulls..t company. Does anybody know if there are any class action suits regarding this scam? Not 1 of his promises ever spanned out. I was supposed to be assigned a "MENTOR" and NEVER heard from anybody. Now they are saying that it's too late to get any type of help and are trying to get another $3000 from me to "RESTART" the program. My story is exactly the same experience of Joshua on 3/5. I just want my money back! I too have $5000 invested in this and realized it was not for me but they only wanted to sell me more stuff. I saw a Infomercial Winning in the cashflow business on tv like every one else did. I ordered the product in January 2007 for $97.They made it sound so easy i done everything i was suppose to do i mailed out flyers run ads on search engines had my own website.It wind up costing me $4597 before i realized it was a scam.And i tried to get my money back before my 30 days was up and they said they didn't give refunds.And finally they said they would give me $2000 of it back March 3 2008 But they have not refunded nothing.So if anyone files a law suit against them i want to be in on it.

I was reeled into this scam of a note business by a mailing. I purchased the 3 books known as the steps to making money for $199. After reading them and receiving loads of emails about moving faster in the business I called. I spoke to one of the reps who pressured me into the Executive Fast Track and the Protege Program for $6000. I flew to Colorado for the weekend class which was mediocre at best. We received a $125 gift card to jump start our business which amounted to ordering business cards and a few other items. I didn't feel confident in getting this business off the ground after that weekend. The protege course had some good information but not enough to give you the confidence or the tools to get your business going without help. When you call for help you don't speak to a professional, just people they hired who read from some question and response manual. I have yet to get a note deal since doing this program some 9 months ago. I spent and an extra $3000 for mailings, ads, printing cost, etc. The one potential note deal I could have cashed in on may have been sabotaged since I listed it on the Dalbey network. My seller told me that he had been getting calls from other finders since he had contacted me initially. I wondered how that happened since he contacted me first. No one from the institute calls to see how you're doing or to give advice. All I get is email promoting another way to get a jump start and of course to pay more money for it. I sent an email in response to one of those emails to offer one of those chances for free....of course I never heard anything. I kept in contact with another student who took the same program and he did do a few deals for small amounts of money. Nothing near the amount of the $12,000 he paid for the Fast track and Boot camp programs. Also I wonder how many people closed 10 note deals in a year and got their money back. I feel scammed and disappointed in this program. I'd like to find out how to recoup some of my hard earned money from the Dalbey network. I'm sure there are a few of my fellow students who feel the same way.

I bought the Winning in the cash flow business after watching an infomercial. Like everyone else Irecieved an upgrade call. I didn't have thousands of dollars and no credit cards so He let me in his "protege program" for 700 dollars on a "scholarship" payabale in monthly payments. I didn't have time to really search out the note process because it was to time demanding. I told the dirty buggers that I wanted my money back after they took another payment and they we're quite rude. They told me they would not refund the money but that theywould call the account paid in full. What a dirty rotten sob. I want all my money back if there is a class action suit I wanna be in. After reading othere testimonials though I feel fortunate to hasve gotten away with so little damage.

I just want my money back. I spent too much money on this program and the money-back guarantee had expired before I could really test this program. They gave me too much information all at once and kept telling me to keep up with it while at the same time telling me to go at my own pace. I couldn't keep up. I wish I had never bought the program. I haven't seen a satisfaction guarantee yet. I'm not satisfied and they haven't done anything to insure my satisfaction. Usually they just want to charge me more money for more programs and workshops. I've spent almost $5000 for their "help." I tried it and I don't like it. If there's any way I can get my money back, please let me know.

I purchased the product with the 30-day trial. I do not want the product and I was refused a refund. The "Customer Service Team" is rude, short, and quite annoying. I have pleaded repeatedly over the past year to stop e-mailing and attempting to contact me and I still am repeatedly flooded with unwanted e-mails. Don't try to call them, they do not respond or reply.

As many have said this is the worst money making deal ever and if you do find a note, they ask for the note holders name and info so they can just take the note holder for themselfs. I have put in 1 hour or more per day to find note holders and none of their teaching really works and if i did find one they would just take it for themselfs. Why would they do that i don't know. We are not as stupid as they think we are. Well if anyone is filing a lawsuit count me in...i have put time and money into this and waisted it away just to get him richer. All his classes call for 1500 or more when you call about his deals that he sends you on our email. Plz ppl we must put a stop to this scam. He has done this to so many others. thanks for listening.....

I like many of the other posts on this company, spent $97 on a product, spent hours "finding" note leads, submitting legitimate notes on the network only to find that there was no significant "support" from the company. Before I could even really get started, I was emailed and told that I had been selected to come to Colorado for one on one "training" with the Russ and his top note sellers. When I called to get more information, that is when the "additional" expenses came into play. Needless to say, I declined their offer and thought nothing of it. I also ran into the same problem when trying to submit my first few note leads. The format was confusing and the technical support was less than supportive, giving me the run around that I did not need to worry and that I could just resubmit the information with the necessary corrections. I have since stop using the program, for obvious reasons and if given the opportunity, I would love to not only recoup my investment, but help in closing down this scamming company. The fact that a former employee would leave because they are corrupt, tells you how much of a low class operation it is. My hat off to you for allowing your conscious to make the right decision.

I purchased the Russ Dalbey product. I was excited about it. I did a whole lot of work, like sending out note holders letters and emails. Finally after having talked to a potential note seller for three weeks, he was finally ready to sell his note, a very expensive note, in the six digits. I went to our members site, and it was my first time ever posting a note. I clicked on the "sell your note link". There was a note analysis questionaire for us to fill out on behalf of our note sellers. The first question read: Contact First name Contact Last Name etc... and then it ask all the details about the note sellers note. Then way at the bottom of the questionaire it asks are you personally receiving payments on the note? When you read these questions you immediately think that they are specifically referring to your potential note seller, and they are. They are not referring to your potentail note seller when they ask you for the contact's first and last name, and email address. They are referring to your name and email address, but the way the questions are structured, if it is your first time posting a note, you will probably think they are referring to your potential note seller. It is my belief they do that to confuse you, so that when you post at the members site, you will give all of your note sellers' info and they will then go behind your back and work a deal with your note seller. On a Saturday night I posted at the members site, I filled in the questionaire with all of my potential note sellers info. I called the Dalbey Office on Monday morning, because they were closed on Sunday.I immediately explained to them that perhap I made a mistake, because I needed to know how would they know who I was or how to contact me so that I could get an offer from an investor to quote it to my note seller. Oh how they seemed so sympathetic, they explained that I was supposed to leave my name and email address. I asked then why do you guys have the questionaire structured that way? So they spoke with the technician and told me to repost and that everything was alright. I was sent an ID number for my potential sale. Along with that Id was supposed to be an identical copy of the info posted at their site. The copy they sent me was sabotaged it had only a few thing correct that I had posted. not of the number were correct. I tried to have it corrected, and was told that I was going to get an email shortly from some investors. A whole week and a half passed by, and no email from any Investors. Meanwhile I was pacifying my potential note seller by sending him emails trying to come up with a reason why it was taking so long for me to get an offer on his note from our Investors. When I finally did call my potentail note seller he said your Investors have been calling me all week long with offers. Then he asked me, how do you get paid? You were the one who sent me the letter, and got me interested in even wanting to sell my note. He told me that finally the investors told him that he had an unsellable note. That in a month or so his note would be sellable. They sabotaged my note info and stole my deal and to cover for themselves, they put off my note seller for a month or so to cover themselves. They literally stole my note seller right from under my nose. The website that they provide is also structured to their advantage, there is no tracker installed on it for us as website operators to track where or what our viewers are doing, to even see if indeed they are selling their note at our site. For all we know, the owners of the site are intercepting our note sellers when they sign up. If that is true, then we won't get an email to tell us if someone signed up to sell their note or not. What I am saying is we are doing all the work, driving traffic to our website, and we have no way of tracking if whether or not our website traffic is productive or not. We simply rely on what they tell us, and that is, "if someone signs up at your site we will send you an email to let you know and we will send you an ID number". After having been robbed by them of my very first note seller, and how deceitful they were, trying to cover up for themselves, I don't even trust the website they allow their members to operate. I saved the sabotaged email ID to prove that I am not lying about this.

I saw the infomercial tonight, and it said risk free 30days only 39.99 and no shipping and handling. "Russ" would pay it. so I thought 40 no big deal read through it and then return it. I called and very smoothly the operator slips in that the 39.99 won't be billed til the order is shipped, and then after 30 days there would be 3 additional charges of 39.99 billed to my cc monthly. she said it so fast I asked her to repeat it. she did but this time she said it would be 4 additional payments billed monthly to my cc. I told them no thanks and hung up. I am an experienced sales person. and no where in the infomercial did it state(like they are required to do)that if you keep the product that there will be additional charges of x amount for x amount of times. I hope everyone who watches that p o s infomercial logs on to this site before they pick up the phone and call. By the sounds of the other posts on here it's the most useless and expensive phone call you can make.
those of you that have lost money to this crook you have my sympathy and hopefully the law will step in and everyone gets every penny back.

Yes, like everyone else on this site, I ordered "Winning in the Cash Flow Business" and my story is like theirs. I can't believe that I got "duped" by these people!! But, you gotta give them credit.... they are so smooth!! Very well-trained scammers!!. You watch Russ Dalbey on the info-mercial, and other training DVD's, and that guy is good. He comes off as being so honest and trustworthy, I was taken in, and I doubt I will ever trust my instincts again. The big question tho is what do we do about it? Personally, I feel that contacting the Better Business Bureau is a complete waste of time. I would suggest calling the Attorney General's Office for the state of Colorado, and then file a formal complaint. I think they have the "Clout" to get something done!
