I bought this product several years ago. It was a special at $19.95 or something like that. I saw it on TV this AM for $39.95 if you ordered today. I reviewed the program and thought it was a lot of hype for a pretty simple procedure. You don't have to go to the courthouse, in most areas the notes are listed on the county's web site. You also don't have to call more than once for a refund if you purchased with a credit card. Try contacting your credit card company and explaining the situation to them. Hope some of this helps.

I purchased the product just a couple of weeks ago. My babysitter said she was getting phone calls from a guy who insisted on speaking with me but wouldn't call back in the time frames she kept giving him. Finally, I was home when he called but was trying to put my 9 month old son to sleep. So, I answered the phone to get a number where I could call this mystery person back. It turned out to be someone from the Dalby institute who claimed I was chosen to participate in a special training event. When I tried explaining that I was putting my son down and asked for number where I could call him back he turned into one of the rudest people I have ever spoken to. He basically said that I wasn't taking this seriously, called me a liar and wanted to know if I knew how many excuses he heard every day just like the one I was giving him. At that point, I decided that this company was crap! I can just imagine what they treat customers (or students so they call us) who actually need something if this is how they are to people they are trying to get to buy something. NEVER AGAIN!

After ordering the Winning in the Cash Flow Business Manuals for $199 with a 30 day return on May 1 , it arrived on the 15 of May. On the 16 th mentors started calling at all hours of the day to go over the material. Each caller said they could put me on the fast track at making alot of money finding notes faster if I would become a student of the Dalbey institue. I would have an advantage over other note seekers. On May 29 after Matt then Skyler called me at work stating they were taking just 15 prime students into this course, I caved, they took or put $2900 on my credit card. Nothing was said about viewing it for 7 days and get your money back. Your first lesson plans 1-8 are the same things he says in the manual that you already paid $199 for. After reading the 1st lesson plan, you get an email stating for another $800 they can set you up with a website. After reading the 2 3 4 lesson, more emails come through stating that for additional money they can get you leads on notes faster. At this time June 23, I was diagnoised with breast cancer so I was in a bit of shock. Financially this was a blow to me and if I don't work, I do not get paid. My doctor and their support staff were going over my financial responsiblities and I blurted out that the Dalbey Institute just put $2900 on my credit card and how was I going to make payments let alone make payments to live on. My doctor and I called the Dalbey customer service number and got a hold of Phil who was suppose to be my supervisor and then he turned me over to his supervisor by the name of Nick. Nick tells me over the phone that I can still work, go to the closes courthouse and find the notes, I then informed Nick, that the purpose of me in this program was to get out of credit card dedt not be more in dedt. My doctor was listening in on the conversation in her office and was appalled but she had me ask for another higher supervisor in the organization. Nick informed me he was supervising manager and that I and my doctor were to talk to only him. If my doctor wrote a letter stating that I needed all the strenght to beat this, that he would see to it that I would get my money back. She wrote the letter and asked Nick his fax number so that he could get it ASAP. The number he gave us did not exist. My doctor and I called the customer service line and asked again for Nick and we were told he was out for the day. After stating we were faxing a letter, they gave us another number. This fax went through. After several days, I called Nick to see if he had received the letter and he stated he had not. Asked again for the fax number and again it was different. I called several minutes after sending the fax to see if he received it and he would not talk to me. About an hour later Justin calls me at work and says I do not deserve my money back because I read 11 lesson plans. I asked who he was and why was he calling me at work. He informed me he was the supervisor manager at Dalbey. (His voice sure sounds like Nick) I want my money back. My doctor and attorneys have advised me to go to the attorney general of our state. The credit card company will not give me my money back because the 7 day viewing had passed. This is a scam. I want to put all their lesson plans for everyone to see. He's made my life a hell at the moment.

My husband actually purchased this product for me without telling me about it. When i received the product i knew it was bad news but the next day received a call from the company wanting me to invest another 2-5 thousand dollars telling me the more i invested the more i would make. At that point he put me on hold to talk to his supervisor about me becoming part of the team. in that time i looked it up and found this site which really had me locked on my decision to cut all ties with the company. he got back on and i told him that i was not in a financial situation to fork out that much cash when i obviously knew it was a scam. i told him i was not going to do it anymore and wanted to return the whole package and get my $360 dollars back. they then transferred me to customer service who wanted to only refund 200 and have me keep the product package i told her that i just wanted to return everything and get me full refund. she told me how and then said once they get the package i will get my full refund in 2-3 weeks. its amazing how the money comes out in 8 hours but takes so long to go back in. i'm just lucky that i saw this site and realized before i invested more and my 30trial ran out so this way i can at least get my money back.

I like wise got taken in by russ dalbeys confidence. I now after investing ALOT of money along with all my class mates ( no one has made any money) am working 2 full time jobs to wade my way through the mess ( if you know what i mean ). It is hard to put it into words what he has done to my life. The banks now own me. I would like to think I could still make it in this. But the reality is alot of you have been burned as i have. I suffer intensely on a dayly basis. My current profession is saving me from finanial ruin, but not without days without sleep staying at work. I will weather this, but it will take years of suffering, to survive what russ dalby promised.

I am glad I checked out your site, because I too was going to purchase this program for 97.00. Thank you all for the information I have been taken in by many. It seems the only one getting rich is the person that is selling the program. Maybe his programs works but I can't afford to put out more money to find out. If it is so good, why doesn't he send it to you and collect his money from your first deal? Again thank you helping me spot this.

Thanks to all of you for the warning as I too was about to purchase the product and decided not to after reading some of the complaints listed. I was ripped off before by a similar get-rich- quick scheme. Never again! I have learned to do my research first.

I also purchased the Dalby product. Yes, the note selling business is real. The program at Dalbys does not work! Most of what I learned was done on my own. You do not have to buy Dalby's course to get into the note selling business. First, of all the program does not tell you the legal risks of being in the note business and the possibility of you being sued as a note broker. This is especially risky because in many states you have to have a broker's license. Yes, you can be sued and held liable for brokering the sale of a note! So watch what you do! Second, yes it is easy to find notes at the Court house. The problem is finding the people who actually want to sell their note. My experience in this area is the obvious fact people do not want to sell their notes at a discount even if it is a cash offering! To them if they sell their note at a discount they take a loss! I went through explaining to my prosepective note sellers the BS time value of money! It never worked! Third, even after finding a note seller who wanted to sell it was heck trying to find someone or a company to buy the note! The note listing service at Dalby's is BS! What happens there is you just get in touch with another note broker who shops your note around. He then skims off the top leaving you and the note seller with nothing. I stopped shopping notes around via people who were not the actual note buyer. I learned you got to get in touch with a company who directly buys the notes. The company I learned to deal with is []! [] is a direct note buyer! Yes, you can be successful if you find someone who actually wants to sell their note and if you can get a good offer for the note. I found some success and plan on trying to stay in it! I am taking time off because of the down turn in the real estate market. I learned all this on my own! It did not come through a crash course by Dalby's Winning in the Cash Flow Business! I did initially purchase the product. But, after having learned it was all BS I returned it and got a full refund because I used my credit card. They were forced to credit my credit card back! Stay away from Dalby's!

We purchased this so called product in March of 2007 we were very excited about it went out and purchased notebooks downloaded all in formation they sent us on the special website and all the so called lesson plans. We started working very hard on this and even went so far as to go to the County Court house in the summer of 2007. We thought we still had plenty of time and one day we went to the website and quess what it was gone. We tried contacting by phone no answer, we tried by email no response. What really bothers me about this is he's getting away with this. I sincerely hope that someone some day catches up with this jerk. He takes unsuspecting people and really he's stealing their money he needs to be stopped!!!! It's time the United States government stops Thieves and throws them in jail and gives back the money they've stolen. Their is a saying what goes around comes around and he shall get his just. We have not made one red cent from this. We spent more out then was anticipated. I will not divulge the amount we were scammed however if contacted by a reputable newspaper or magazine I will divulge the amount. thak you Betty Burill

i called because the product looked reasonable. i bought all 4 products for a total of $360. then i tried going to the company's website. guess what they don't have one and they said they were going to try to set up one for me! What a scam! do not buy!

I saw this course this morning on television, and for the sake of entertainment, I watched part of it. And then I Googled "Winning in the Cash Flow Business" to see how many hits I would find with the word "SCAM" in them. This was the first hit, so again, for the sake of entertainment, I decided to start reading the pages and pages of complaints about the course. As I was reading them, I began to feel sorry for all the people out there who were misled by the television infomercial. But then, as I kept reading, I noticed something ..the vast majority of people who were suckered into buying this course were also suckered into buying other courses in the past. SERIOUSLY?! Have people truly not caught onto this vicious and sinister marketing ploy yet? If you're one of the people with dollar signs in your eyes, dreaming of the riches you'll gain overnight with a mere 40 dollar investment ...good grief - THINK! Stop, put the phone down, and think! If it was really easy to "Find 'em, List 'em, Make money!", then why aren't there more people doing this? Why is Mr. Dalbey marketing his course on television if he's so successful at it? Because his business isn't the cashflow business, it's the mislead people into buying his shit business, just like all the other people out there, like John Beck, who do EXACTLY the same thing! All of those infomercials are meticulously crafted from start to finish to con people into buying their junk. Everything from the wording of the hosts, the fake testimonials from paid actors, and even the order in which it is all presented ..is designed to get you excited ...excited enough to pick up the phone and start paying. ALL of the information that these people sell you can be found for FREE on the internet, and with the added bonus of nobody calling you to con more money out of you. How do I know this? RESEARCH! I would never buy anything off the internet or TV or over the phone without doing some research first! How can you ever truly be aware of what you are buying unless you know the facts FIRST? My research over the years has led me to one single conclusion in regards to the countless programs being sold in the media today - misleading garbage! You will NEVER be able to invest a mere 40 dollars and suddenly be an overnight success! It takes hard work, dedication and the will to succeed. C'mon people, that's common sense! And if you've already been scammed, and just got scammed again...wow. I know times are hard, people are desperate. Hell, so am I. I live alone, make just enough to get by, and would also love an easy out. I'm a lazy bastard and thus I'm not rich. I would like to be, but I certainly don't intend to ever allow myself to be suckered into buying any of the "Make 40,000 dollars in the next month" bullshit courses - I have an understanding that most of you apparently refuse to accept - you have to WORK HARD in order to get rich! Wake up people, time to smell reality!

I want to thank you guys for helping me to avoid being scammed again. I recently purchased a similar product from John Beck who is another real estate scammer along with Carlton Sheets. They all start out with that $39.95 product and make every attempt to "upgrade" you with their "advanced training" system. These guys don't make a penny from real estate at all; their money is made through selling you information that you can go to your local court house and learn. We're all feeling the pinch from the economy, but PLEASE do your due diligence before trying any of these real estate programs.

I'm 18, living in an apartment by myself, making 7.50 an hour, 35 hours a week. I see this infomercial one night to make thousands of dollars in minutes. Unfortunately, I ordered the product THEN decided to check online if it was a scam. Hopefully I can get my money back before I even recieve it in the mail. All of these complaints made me change my mind instantly and I haven't even recieved the package. Thank you for allof the complaints and saving me money.

I am a single mom of three, and to take this chance that I did to try to give my childen a better way of living has back fired in my face! This man should be arrested!! The key to his cellar should be thrown away and never to be found again, like my money and all of the other people he has ripped off! Gone!!!

I too fell for this "program" after watching an infomercial at 4am. I also fell for the website upgrade. After reviewing all the info and turning down the opportunity to be a "protege" for $2k, $6k, or $10k I'm out $286! I should have researched this outfit--$286 dollar learning experience.

I worked for the Dalbey Education Institute.... (previous name Dalbey Wealth Institute before that Americas Note Network) for 4 years. Changes in names due to investigation from the Attorney General's office, the BBB, and almost all regulation agencies in both Colorado and nationally. This Company makes over 120 million dollars in new business and "cash flow" a year. Not from the company participating in this "note business" or buying or flipping notes..... BUT only from selling the basic course (prices for everything vary depending on how much your credit card limit is) and all other additional services and business tools. Price discrimination is worse than your local used car lot. I personally sold over 3 million dollars in product over the phone as I was one of the 50+ "Senior Directors of Business Development" Out of thousands of clients I sold to (and we are not talking about the $39 bait course but products from $700- $18,000) I had 2 people that made a penny. The first a lady on SS who had one deal and made $1,250 after 4 months of effort. The other a man who was a minister and he made $950 on his only deal and he had bought over $18,000 in services and training from Dalbey Education Institute....... BUT THATS IT OUT OF 1,000s of clients. The number of "leads" or people who have ordered the original course is over 450,000. This Database is larger than any national BANK client list in our country. "New Business" or selling additional products, events, or training to clients who have ordered the course within 30 days is ........99% of all of their business. What should this tell you? This could go on for ever !! The protege online training course which you might pay $700 for or if your a big sucker you will pay $3,995 for almost the exact same thing... is NOT a small group there is NO start date, this is an online training that they just plug you in at any time any week. Your "COACH" or "MENTOR" is most likely an out of work school teacher making 10 bucks an hour. Or he/she could be a felon with good fake resume writing skills (no background checks are done on employees because turnover is so high it would be too expensive). As for the EVENTS... now this is their cash crop. $2500-$6,000 with no travel expenses covered (but they do pay for your $100 corporate rate hotel room..LoL) These events are filled with brand new clients with no idea what the just got into... 400+ people at a time wandering around a 4 star hotel with sales guys all over trying to sell you more before you even know the first thing about the business. This is really a sick and sad event. Does the note business exist? It sure does but I am not going to get into this please just read Russ Dalbey's Cash Flow Note Exposed site. Just look for "information-entertainment" in the website address bar and you know you have found the right site. This is not my site and I don't even know who made it but it is so..so true. Try calling them over and over again (every call is documented with notes from sales guys so you have to be creative) but see how many "directors of business development" or senior this or senior that guys you can talk to. See how many different prices you can get for the exact same product. Ask them the exact date of the success story they just told you. Ask them if a success story could be a guy who spent $18,000 in training and tools and made one transaction and made $1,000. All success story's look like this !!! It is rumored that Russ just buys some of the notes just to update the success story list. Russ is probably worth about half a billon dollars and is a true narcissist. Everything is bait and switch, and all training tools are filled with marketing so you buy more... Trust me nothing will work for you... notice you will never have enough... you will always be told you need more. There are never any class size limits or deadlines to sign up for any product and events always less than a month away. Bootcamps are run every week but this event will cost you 6k. And you are guaranteed not to make money but "one deal in the works" Think about what this could mean. " deal in the works"...... how general is that.. trust me these deals almost never go through. Notice how all the sales guys say "COULD" You could do this" "you could make this" I COULD make a million dollars tomorrow...but chances are I won't hit the lottery tomorrow. MOST STATES YOU NEED A LICENSE TO DO THIS BUSINESS AT ALL. If you have bought the bait course. Suck it up take your losses and learn from this experience. Have some fun with all the sales guys... trust me they will call and call and call. See if you can QUALIFY to talk to the TOP DOG ( one of 50+). Remember all you have to do to qualify is say you have money or a CC. Have fun with these guys for me. BUT Please don't buy anything... unless you have tons of money in the bank and just want to learn how to run a great marketing company... or scam company. I will go to hell for have worked here and for Russ. I am sorry to all the people I have ripped off.

While everyone here seems to be overly distraught about being scammed, how many of you actually did your research before extending your hard earned money to someone of this nature?! Like you all, it sounds good, "I'm interested!" I said. But unlike you all, I still got my $39.95 in my pocket because I did my research, and found THIS blog. Thanks, guys! You saved me some money!. Hopefully next time, you’ll remember the old phrase: Buyer Beware!

I too unfortunately purchased this crap when I was up late with insomnia because of my financial situation. The informercial was really enticing and obviously takes advantage of those of us who are looking for another way to make ends meet. Immediately after buying this it became very clear to me that I had just spent all that money on a worthless, bare-bones starter pack disquised as "bait" to up-sell their real money-maker...a $1500+ program. I laughed at my so-called "mentor" when he suggested I was not sincere about being successful LOL! Please, stay clear of this! Look at all the similar posts on this page, it's not just my opinion. I take responsibility for being foolish enough to buy this, so do me a favor and don't throw away your money to this scam artist too.
